Professional Consultant's Certificate (PCC) Service

Provision of a Professional Consultant's Certificate for newly constructed or converted residential property, subject to satisfactory review of the design information, construction records and site inspections.

The service typically includes:

  • Review of the approved architectural and structural drawings
  • Review of relevant Building Regulations approvals and supporting calculations
  • Periodic site inspections at key stages of construction
  • Assessment of workmanship and general compliance with the design information
  • Review of completion documents, test certificates and statutory approvals
  • Issue of a six‑year Professional Consultant's Certificate on satisfactory completion of the works

The certificate confirms that, based on the consultant's reasonable professional skill and care and the inspections undertaken, the property has generally been constructed in accordance with the approved design and applicable Building Regulations.

Provision of staged construction inspections, review of the architectural and structural design information, Building Regulations documentation and completion records, culminating in the issue of a six‑year Professional Consultant's Certificate, subject to satisfactory inspection of the works and receipt of all required supporting documentation.

Please note: The PCC is not a latent defects insurance policy, collateral warranty or guarantee of the contractor's workmanship. It is issued subject to satisfactory inspection access, adequate construction records and completion of all required remedial works. Additional inspections beyond the agreed allowance will be charged separately.
